    is currently recruiting for a highly qualified COMMERCIAL APPRAISER to join our team. The ideal candidate, under general supervision of the Assessor, performs appraisals and mass appraisals of commercial property and other complex property for ad valorem tax purposes. This position involves all aspects of the appraisal, analysis and classification of complex residential and commercial real property to establish and review values for assessment purposes. Inspects, appraises, and evaluates improved and unimproved land/lots and new construction, measures and sketches new improvements, performs property splits/combinations and value allocation, as well as examines commercial properties every five years for reassessment, as denoted in the SC Code of Laws.

    Additional Duties Include:

    Working with state and local agencies for damage assessments.
    Conforming to Title 12 Taxation of the SC Code of Laws and requirements/opinions given in USPAP.
    Attending and testifying at Board of Assessment Appeals as well as Administrative Law Court cases on behalf of Greenwood County.
    Assisting taxpayers in understanding complex tax laws and procedures.
    Communicating and providing information to realtors, business owners, and taxpayers on valuation practices related to property taxes.
    Analyzing building practices and quality of construction for commercial improvements.
    Staying current on city and county ordinances as well as zoning and their effect on value.
    Assisting and interviewing public by telephone and in person concerning information regarding appeals, plats, ownership, assessments, taxes, records, exemptions, sales information, details about their property, or any other items.
    Experience in appraising a wide array of commercial property types is preferred. The nature of the work requires the employee to be detail oriented and time sensitive to mandated deadlines. The Appraiser also assists in appeals and performs market analysis and research as needed. The principal duties of this job function are performed in a general office environment and in the field. The duties of the job require the Appraiser to drive to various locations in the County. The position also requires attendance of educational courses and seminars consistent to maintaining appraiser’s license. Performs all other related duties assigned by Assessor or Deputy Assessor.


    Must possess and maintain a valid South Carolina Certified General or Certified General Mass Appraiser License or equivalent appraisal license from a state allowing reciprocity in South Carolina
    Associate’s Degree in Real Estate, Business Administration or related field
    Course work or vocational training in commercial and complex residential property appraisal or assessment
    Three years of experience in real and/or commercial property appraisal, mass appraisal, and property assessment OR an equivalent combination of education, training and experience
    Must be proficient in use of Marshall & Swift, Apex, Microsoft Excel, Word, and Power Point.
    Must possess and maintain valid driver’s license
    ANNUAL SALARY: $42,007 – $63,009
